How an appraisal is produced
Five steps, the same on every assignment, whatever the property.

Intake and scope
We establish what is being valued, for whom, and for what purpose — because purpose determines the basis of value. You receive the scope, the fee and the delivery date in writing before we begin.

On-site inspection
The property is inspected in person. Layout, dimensions, construction, installations, condition, improvements and defects are recorded and photographed on site.

Market analysis
The inspection is set against the evidence: comparable transactions, rental and yield data, replacement cost, and the characteristics of the specific location within Aruba.

Review and quality control
Every figure is checked for internal consistency and against the analysis behind it. Nothing is issued on a single pass.

Report and delivery
You receive the complete written report, and we walk you through the conclusion and the reasoning if you want it explained.
Typical turnaround
Most residential appraisals are delivered within two to five business days of the inspection. Commercial, development and complex legal assignments take longer, and we tell you how long at intake — not afterwards.
